Cyprus offers multiple pathways to legal residency. Each route has distinct requirements, timelines, and strategic implications. We have guided hundreds of individuals and families through the process since 2004.
For many of our clients, Cyprus residency is part of a broader life and financial strategy — a stable, safe Mediterranean environment for families, a gateway into the European Union, and a quality of life that is genuinely exceptional. We identify the right route for your specific circumstances and manage every step of the application.
Important: Cyprus is an EU member state but is not part of the Schengen Area. A Cyprus residency permit does not grant automatic access to the Schengen zone. We advise clients on this distinction as part of any residency consultation.
The most accessible route for non-EU nationals.
The Pink Slip is a temporary residence permit that allows non-EU nationals to stay in Cyprus for more than 90 days without the right to work. It is valid for one year and renewed annually with no set limit on renewals. It is the most straightforward and widely used route for individuals and families wishing to establish a base in Cyprus without making a property investment.
To qualify, applicants must demonstrate a stable income from abroad of at least €24,000 per year (€2,000 per month) for a single applicant, increasing for dependants. Funds must originate from outside Cyprus. A rental agreement or property ownership in Cyprus is required. Health insurance is mandatory. There is no right to work in Cyprus under this permit, though holders may be shareholders and receive dividends.
Processing typically takes 4–8 months for a first application. Applicants may remain in Cyprus legally during this period once the application has been submitted. After five years of continuous legal residence under the Pink Slip, holders may apply for Long-Term Resident status. After eight years, citizenship by naturalisation becomes available.
Permanent Residency by InvestmentPR € — Lifetime status. Minimal presence required.
The Cyprus Permanent Residency by Investment programme (Category 6.2) grants a lifetime residency permit to non-EU nationals who make a qualifying investment of at least €300,000 in Cyprus. The permit does not expire and requires no continuous residence — holders must visit Cyprus just once every two years to maintain their status.
Qualifying investments include: new residential property from a developer, commercial real estate, shares in a Cyprus-registered company with a physical presence and at least five employees, or units in a Cyprus-registered investment fund. In addition to the investment, applicants must demonstrate a secured annual income of at least €50,000 from abroad (€15,000 additional per dependent spouse, €10,000 per dependent child).
Processing time is typically 4–6 months. The permit covers the main applicant, spouse, and financially dependent children up to 25. Holders are not permitted to be employed in Cyprus, but may act as paid directors of the company in which they have invested. After eight years of residence, citizenship by naturalisation is available.
We manage both the property acquisition and the residency application as a single coordinated process — one firm, one point of contact, no gap between the legal and the administrative.

A trusted corridor since 2004.
The majority of our immigration caseload comes from Israeli and Middle Eastern families. We understand the specific documentation requirements, the nuances of income verification from these jurisdictions, and the practical questions that arise around maintaining ties to home while establishing Cyprus residency.
We advise in English, Hebrew, and Arabic. We work at the pace our clients require. And we have handled enough cases to know exactly where the process can stall — and how to prevent it.
Living in CyprusMore than a permit. A life decision.
Cyprus offers a quality of life that is difficult to find elsewhere in the EU. A Mediterranean climate, a safe environment, strong international schools, English widely spoken, a compact and navigable capital in Nicosia, and direct flights to Tel Aviv, Beirut, Dubai, London, and all major European hubs. For families making a long-term relocation decision, we provide practical advisory alongside the legal work — schools, healthcare registration, and the day-to-day setup that matters.
